A historic mansion in central Denver that has been used for offices recently sold for $1.75 million. Unbridled Holdings II LLC purchased the 10,183-square foot Bosworth House at 1400 Josephine t. from the Assistance League of Denver, which consolidated and moved to a new location. The buyer will use the mansion for offices, according to Fuller Real Estate. Fuller brokers, Tanner Fanello and Bob Leino, had the listing and represented the Seller.

Jason St. The security company will occupy the building along with a bindery business that has been in approximately 11,000 sf for a number of years. Sageo LLC, headed by Oliver and Ann McBryan of Boulder, paid $3.75 million for the 14,390-square-foot Sagewood III center at 10065-10125 W. San Juan Way, just off Kipling Street, near C-470. The sales price equates to $260.60 per sf. Fuller brokers, Mike Haley and John Becker, brokered the transaction.

A gymnastics company jumped on the opportunity to open a new gym in an office/flex building in Ken Caryl Business Park. Buyer 8110 Shaffer Parkway LLC paid $3.39 million, or $121.85 per square foot, for the building at 8110 Shaffer Parkway in Littleton. It signed a purchase agreement, as well as a lease for the 18,575 sf that comprise the gym, 5280 Gymnastics, a few months ago so it could open before closing on the acquisition. Senior Fuller broker, Bob Leino, represented one of the largest apartment builders in the country in the purchase of this 11-acre site in the Interlocken Business Park.  The site will include 265 traditional apartments and 46 townhome-style rental units.  The $7,000,000 sale price equates to $14.58 per square foot and $22,508 per buildable unit. The site is zoned for 28.5 units per acre.

After 41 years under one ownership, the iconic White Fence Farm in Lakewood has sold.  “Places like this don’t come around very often and you rarely get an opportunity to be art of something that is so incredible”, said new owner Craig Caldwell.  The restaurant plans to continue as  a Denver landmark.  Veteran Fuller broker, Bob Leino, explains that the confidentiality of the sale  prohibited the normal channels of marketing the restaurant.  Instead, he had to contact prospective buyers individually.  The property encompassed 7.4 acres of land, a 22,826 SF restaurant that seats 600 guest, the 12,500 SF Americana Barn, the 1,503 SF gift shop, an animal barn, petting zoo, treehouse playground and many ponds.

The property was brokered by Mike Haley and John Becker of Fuller Real Estate.  “There’s not a lot of supply out there for investors”, said Becker. “It’s a Seller’s market for that type of office property.”

A Ken Caryl flex building with a history of high occupancy sold to a Breckenridge buyer as part of a 1031 tax-deferred exchange.  Midwest Development & Investment bought the 11,008 square foot building at 10440 Bradford Rd. in Littleton from Bernard Scharf for $1.36 million, or $123.55 SF.  “The Seller has owned it since it was built back in 2002 and it’s had very high occupancy throughout the time that he owned it,” said Mike Haley of Fuller Real Estate, who represented the Seller, along with John Becker.

The iconic Ghost Building in downtown Denver sold to a user that will turn the former ground floor restaurant space into offices.  Ghost Building Land LLC sold the building at 800 18th St to 800 18th St. LLC for $3.9 million, or $251.39 per square foot.  EnerCom, Inc., an investor relations business will move its offices into the first floor, bringing the 15,516 SF building to full capacity.  Bob Pipkin and Jeff Laforte of Fuller Real Estate represented the buyer.

A family investment group that was looking for property in the southwest metro area paid $3.56 million, or $102.31 per square foot, for an office/warehouse building in Highlands Ranch.  The property sold at a cap rate of 8.3%. Bob Pipkin and Jeff Laforte of Fuller Real Estate represented the buyer.  Columbine Family Corp. was attracted to the investment because of its location and the relatively high net rents, which averaged approx. $9 per SF NNN, Pipkin said.
